Building Surveys & Defect Diagnosis
Insurance Reinstatement
When a property is damaged by events such as storm, fire, flood or subsidence, the insurer will typically appoint a loss adjuster to assess and manage the insurance claim on its behalf.

Contract Administration
Effective contract administration is essential to the successful delivery of a construction project. Acting as Contract Administrator, Peak Surveying provides independent administration of the building contract and represents the client's interests throughout the construction phase.

Building Surveys
Peak Surveying Services regularly undertake surveys of domestic and commercial properties, providing clients with independent advice on the condition of buildings, or specific elements of them, and the works required to put them into a good state of repair and/or make them fit for purpose.
Whilst surveys are commonly commissioned by individuals or companies who are proposing to purchase or lease property on full repairing terms, they can also be commissioned for a variety of other reasons, including diagnosing specific building defects, assessing requirements for planned maintenance, assessing dilapidations, or as part of due diligence prior to undertaking building alterations or refurbishment.
Where necessary, following inspection, we will recommend any further investigations or specialist testing required. We then provide a comprehensive report setting out the overall condition of the property or premises and highlighting the nature of defects and other causes for concern identified, together with recommendations for essential repairs, maintenance or improvements.
Property valuations: Peak Surveying Services does not undertake residential or commercial property valuations.
Planned maintenance
The pro-active planning of property maintenance (to commercial premises in particular) will invariably reduce the risk of unexpected repairs occurring and limit exposure to costly reactive maintenance in addition to allow for future costs to be more accurately budgeted for.
If required we can provide planned maintenance reports and/or schedules, along with budget costings, for property owners, commercial property tenants, or property managers.
In order to be able to provide this service we would first need to undertake a site/building survey and to obtain certain specific site/building information, the details of which we would be provide to the instructing party.
Defect Analysis
Where instructed to investigate a specific defect or area of concern, we undertake a detailed assessment to establish the probable cause and recommend the most appropriate remedial solution.
In some cases, limited opening-up works or specialist testing may be required to expose concealed elements of the building or confirm the extent of a defect. Where appropriate, we will recommend the appointment of suitably qualified specialists, such as structural engineers, geotechnical engineers or building services engineers.
Our reports provide clear, practical and independent technical advice, enabling property owners, insurers, loss adjusters, property managers and commercial clients to make informed decisions regarding the repair, maintenance and long-term management of their buildings.
Dilapidations
Peak Surveying Services provides professional advice to both landlords and tenants on all aspects of dilapidations, working alongside our clients and, where appropriate, their legal advisers to achieve practical and commercially sensible outcomes.
Acting for landlords, we prepare interim and terminal Schedules of Dilapidations, setting out breaches of the repairing, decorating and yielding-up covenants contained within the lease. We can negotiate with tenants or their surveyors to agree the extent of the required remedial works or, where appropriate, negotiate a fair and reasonable financial settlement in lieu of those works.
When acting for tenants, we provide independent advice following receipt of a Schedule of Dilapidations. We review the landlord's claim, assess the extent of the alleged breaches, advise on the tenant's liabilities under the lease and negotiate with the landlord's surveyor to help minimise our client's financial exposure. Where appropriate, we also advise on remedial works that may be undertaken before lease expiry to reduce or avoid a dilapidations claim.
Our objective is to resolve dilapidations matters efficiently and professionally, protecting our clients' interests while seeking to avoid unnecessary disputes and associated costs.
Schedules of Condition
Where a new lease is being negotiated, we can prepare a Schedule of Condition to accurately record the condition of the property at the commencement of the tenancy. Incorporating a Schedule of Condition into the lease can help minimise future disputes by clearly defining the tenant's repairing obligations.
