Insurance Reinstatement
When a property is damaged by storm, fire, or structural failure, the insurer appoints a loss adjuster. We are appointed by the policyholder.
We assess the damage independently. We prepare the scope of works and specification before any contractor is instructed. We administer the reinstatement contract through to practical completion.
The adjuster receives our assessment. They do not instruct it.
The reinstated granite cottage in St Peter — storm damage, structural failure, full reinstatement — was administered by Mike McGrath from initial assessment through to final sign-off.

Dilapidations
Terminal and interim schedules for tenants and landlords. We prepare the schedule, negotiate surveyor-to-surveyor, and settle the claim.
A commercial tenant in St Helier was served a £253,000 terminal schedule. We were instructed two months before lease end. Lease analysis, visual survey, and direct negotiation reduced the settlement to £87,000. £166,000 saved.
We advise on strategy before, during, and after the lease term. Where a claim becomes contentious, we work alongside the client’s legal representatives. We do not provide legal advice.
Building Surveys & Inspections
Condition assessments for purchasers, owners, and tenants. Defect diagnosis and building pathology investigations. Pre-acquisition due diligence reports.
Measured building surveys. Schedules of condition prepared at lease commencement to protect against future dilapidations claims.
Every survey is conducted by Iain McInnes MRICS or Mike McGrath. No delegation to associates.

Project & Construction Management
Contract administration from commencement through to practical completion. Valuations, variations, and final sign-off by a named director.
We prepare tender documentation and manage contractor procurement. The specification is agreed with the adjuster before any contractor is appointed.
Site inspections throughout the works. Progress reports to the policyholder and, where appropriate, to the loss adjuster.

Building Repair & Maintenance
Repair specifications prepared before any contractor is instructed. Planned maintenance schedules for property owners and managers.
Advice on building maintenance, repair, refurbishment, and improvement works. Independent of any contractor interest.
